It is important that your home stands out from the competition if it is to sell quickly, add a few thousand to your final sale price and do so without too much hassle. The key is to ensure that it is actually well prepared for the sale.

To achieve this, you need to do a small number of things that will add the most value to your home in the least amount of time, and with minimal outlay.

It can surprise you how economical and easy it can be to give your home a whole new look with new paint, different floor coverings and bench tops with a granite look just to mention a few. In many cases, new floor coverings and bench tops can be placed directly over the old ones hence saving time and money.

Now, imagine that you are a buyer and have come to your home to have a look with the intention of buying it. Note down any bits and pieces of things that would push you away or repel you or make you not want to buy your home. Note the wear and tear, any damage to the roof, ceiling, built-in cupboards etc., any signs of bad taste in your mouth that would make you not put your money in that house.

Also consider additional fixtures that would enhance your home like additional wardrobes, cupboards, benches etc. Are there features missing that you would expect to see?

Is your house worn-out and outdated? What does the interior design look like? Does it have enough lighting and air circulation?

What about the backyard? Could it be planned and organised differently? Is the fence suitable for all families with or without children? Is your home suitable for families with pets?

These are but a few things that you need to be looking at as you consider your house for sale. Once you have swept through every inch of your home and yard and noted what needs to be changed, repaired or enhanced, then you are now ready to complete the necessary repairs and do a home staging.
