MORNINGTON PENINSULA DOWNSIZING SUPPORT

Helping Your Parents Downsize on the Mornington Peninsula

Helping Mum or Dad Make Their Next Move

Helping ageing parents consider leaving a long-held family home can be difficult. We help older homeowners and their families understand the property side of downsizing, so everyone can make informed decisions without pressure.

You may be noticing that the garden is getting harder to manage, maintenance is being put off, stairs are becoming less practical, or the house is simply much larger than they now need. You may also be worried that waiting too long could mean the decision is eventually made because of a health issue rather than by choice.

But starting the conversation can be hard.

Talk to Janet About Your Parents' Options

Are You Worried Your Parents May Be Waiting Too Long?

You may be asking yourself:

  • How do I bring up downsizing without upsetting them?
  • Is their current home still suitable for them?
  • What would their property be worth?
  • Where could they move to?
  • Would they be better in a smaller home or retirement village?
  • What will happen to all their belongings?
  • Should they sell before they buy?
  • How will downsizing affect their Age Pension?
  • What happens if one parent wants to move and the other doesn't?
  • How can I help without taking over?

These are very common concerns. You do not need to have all the answers before starting the conversation.

Our Approach Is to Support — Not Pressure

The decision to move belongs to your parents. Our role is not to convince them to sell their home. Instead, we help them understand:

  • what their current property may be worth
  • what selling could involve
  • what preparation may be required
  • what their next housing options could look like
  • what type of home may better suit them in the future
  • what a realistic downsizing timeframe might be.

Sometimes that conversation leads to a decision to move. Sometimes it confirms that staying where they are is still the right choice. Either way, having accurate information can make the decision easier.

When Should You Start Talking About Downsizing?

Ideally, before there is an urgent reason to move. Downsizing tends to be easier when your parents have the time and energy to make decisions themselves.

Starting early gives them more control over:

  • where they move
  • when they move
  • what happens to their belongings
  • how their home is prepared for sale
  • how much help they want from family
  • what type of property they want next.

A conversation today does not mean the house needs to be sold tomorrow. For some families, planning begins several years before the eventual move.

Signs It May Be Worth Starting the Conversation

You may want to start discussing the future if you are noticing:

  • rooms that are no longer being used
  • gardens becoming difficult to maintain
  • repairs and maintenance being delayed
  • stairs becoming harder to manage
  • increasing concern about falls or safety
  • difficulty driving or getting to shops and medical appointments
  • rising costs of maintaining a large home
  • one parent doing most of the household work
  • increasing reliance on family for help
  • your parents saying the house is becoming “too much”.

None of these automatically mean your parents need to move. They simply suggest it may be worth discussing what they would like their next few years to look like.

How Can You Help Without Taking Over?

One of the hardest parts of helping parents downsize is finding the balance between being supportive and becoming too involved.

A good starting point is to ask questions rather than make recommendations:

“Do you still enjoy looking after the house?”
“If you ever did move, where would you like to live?”
“Would you prefer to make a move while you can choose exactly where you go?”
“Is there anything about the house that's getting harder to manage?”

The goal is not to convince them. It is to understand how they feel.

What Happens to 30 or 40 Years of Belongings?

For many older homeowners, this is one of the biggest barriers to downsizing. Sorting through decades of furniture, photographs, paperwork, clothing and family possessions can make moving feel impossible.

It does not need to be done all at once. Begin slowly with the easiest decisions. Important family items can be discussed together, while unused household items, duplicate furniture and general clutter can often be dealt with gradually.

Starting early can turn a stressful clean-out into a much more manageable process.

Where Could Your Parents Move?

Downsizing does not necessarily mean leaving the Mornington Peninsula. Many clients want to stay close to the people and places they already know, in a home with:

  • a single-level layout
  • a smaller garden
  • fewer maintenance responsibilities
  • easier access
  • shops and cafés nearby
  • medical services and public transport
  • family and friends close by
  • comfort for the years ahead.

The right move is different for every family.

Downsizing, Retirement Villages and Aged Care

A smaller private home is only one option. Your parents may also be considering a retirement village, independent living community or, depending on their circumstances, aged care.

These options involve different financial, legal and lifestyle considerations. McNeill Real Estate can assist with the property and selling side of the decision, but we do not provide legal, financial, Centrelink or aged-care advice. Where specialist advice is required, your parents should obtain advice from appropriately qualified professionals before making a decision.

What About Centrelink and the Age Pension?

Selling the family home and purchasing a less expensive property can affect a person's financial position and Centrelink entitlements. We encourage families to understand the possible implications before selling. Your parents should seek individual advice from Centrelink and/or an appropriately qualified financial adviser.

Should Your Parents Sell First or Buy First?

There is no single answer. Selling first may provide certainty about how much money is available for the next property; buying first may provide greater certainty about where your parents will live.

The right strategy depends on their financial position, the type of property they want to buy, how quickly suitable properties become available, the current market, their comfort with temporary accommodation and how much certainty they need before selling. We can discuss the property options with your family before a decision is made.

How McNeill Real Estate Can Help

  • an appraisal of their current home
  • understanding the local Mornington Peninsula property market
  • discussing a realistic timeframe
  • identifying improvements that may help before selling
  • identifying work that may not be worth spending money on
  • preparing the property for sale
  • creating an appropriate sales and marketing strategy
  • coordinating the sale with broader downsizing plans
  • explaining what happens at each stage.

Most importantly, we explain the process in plain English and allow your parents the time they need to make their own decisions.

NO PRESSURE. NO OBLIGATION TO SELL.

Start With a Conversation

McNeill Real Estate is a boutique independent agency based in Mornington. Janet McNeill and David Kershaw help families across Mornington, Mount Martha, Mount Eliza, Somerville, Frankston South, Safety Beach, Dromana, Rosebud and surrounding areas.

Your parents do not need to sign an agency agreement or put their property on the market simply because they speak with us. Sometimes the first step is simply finding out what the home is worth, what selling would involve and what options may look like in one, two or even five years.

If you are helping your parents think about downsizing, we are happy to talk through the property side of their situation and answer your questions.
